Leasing Process

For those of you on the hunt for a new home to lease, we have outlined the leasing process in a simple guide for you.

1. Register with Redlands Realty

If you are looking to lease a property and want to be notified with the most up to date quality rental properties available, register with Redlands Realty. Our experienced property management team need as much information as possible about the type of property you are looking for and are experts in helping you find your ideal property.
You can either:
- Call your preferred office (details to the left)
- Register for weekly rental updates online here, or
- Visit one of our offices

In our relaxing, contemporary style offices, you will be greeted by a friendly customer service agent who will offer you a refreshment before introducing you to the appropriate staff member to assist you in your search.

2. The search begins

Visit real estate agencies in the areas you are interested in. Collect their rental lists and enquire about the properties available for rent that meet your needs. It is also wise to check out the various real estate websites, which allow you to view rental properties online. With a clear understanding of your requirements, Redlands Realty can compile a list of properties that match your criteria. Drive past the properties you are interested in and contact the agent if you wish to inspect the property.

3. Inspect

Attend an Open for Inspection at the advertised time, or arrange a suitable inspection time with the rental agent.

4. Application Process

If you would like to lease the property you have inspected, the agent will provide you with a tenancy application form. The agent will also offer you a copy of the lease agreement for your perusal. You will need to read this before submitting your application. Complete the application and provide supporting documentation for processing (documents required are stated on the application form).

5. What happens next?

The agent contacts the owner to discuss the application. The owner has the option to accept or decline your lease offer.
If accepted, the agent will contact you to confirm the agreement. Within 24 hours of application acceptance/approval, you will be required to sign the tenancy agreement and make payment of the bond amount (equivalent to four weeks rent). The agent will make arrangements with you to do this when you are contacted to take acceptance of your application.
You will also be provided with a date to pick up the keys to your new home, a welcome information pack and an entry condition report.
If, however, the arrangement is not suitable to either party, and you lodged the application through a Redlands Realty office, our team will continue to assist you in finding your new home.

6. Entry condition report

You now have three days from the commencement of your tenancy to complete the entry condition report and return it to the real estate office.
